Pool construction
Questions behind this page
What should a premium-home developer know about pool construction? Does plaster reveal the pool type? What are the shell, finish, and equipment choices?
Shell and finish are separate
Gunite and shotcrete describe sprayed-concrete processes used for pool shells. Plaster, quartz, pebble, and tile describe interior finish choices. A plaster-looking surface is evidence to investigate, not a complete identification of the concealed structure.
| Part | Function |
|---|---|
| Site and structure | Supports the pool and manages ground conditions |
| Shell | Provides the structural vessel |
| Interior finish | Provides the exposed submerged surface |
| Coping and deck | Resolves the perimeter and surrounding use |
| Hydraulic system | Circulates water through appropriately designed equipment |
| Treatment and controls | Maintains water condition and manages operation |
| Safety measures | Addresses access and entrapment hazards |
Development sequence
Establish site, soil, structural, hydraulic, and layout requirements before excavation. Coordinate excavation access, underground services, reinforcement and shell work, equipment, deck, finish, and startup. Inspection and sequencing requirements depend on the actual design and jurisdiction.
Choose finish and equipment early enough to coordinate dimensions, fittings, perimeter details, and startup procedures. See pool finishes for the finish comparison.
Safety and maintenance
Access barriers and circulation safety belong in the initial design. CPSC provides barrier guidance and drain-cover information. Apply requirements for the actual pool and location rather than assuming a public-pool rule answers every residential question.
Cost questions
Earlier premium-pool budgets were rough discussion estimates. A useful bid separates excavation, structure, finish, deck, equipment, utilities, permits, startup, and exclusions. Complex ground conditions or features can dominate the total.
